At a recent industrial market update for South Texas, brokers described the industrial market for the area as “on fire” and “scorching”.  Indeed, it is. And Industrial buildings are popping up like daisies all along the IH-35 and IH-10 corridors. It seems Schertz is leading the way with large industrial parks being built on 3 of the four corners of the growing city.

The first industrial park coming online will be Park 35, and you may have already seen their billboards on IH-35 going north and south, marketing the property.  Over 1.4 million square feet of industrial space will be situated directly on IH-35 and spread out amongst 6 buildings ranging from 86,360 SQ FT to 558,900 SQ FT. The various building configurations including cross-dock and rear-load will cater to a wide variety of users. Park 35 buildings will have all the upgrades with 32’-36’ clear height, ESFR sprinklers, abundant dock doors, and ample trailer parking to serve the distribution/warehouse market. Start date is 1st Quarter 2023.

The other recently announced industrial park is the Core 5 Logistics Center located off IH-10 and Loop 1604. The project will have 1.7 million SQ FT planned, with 1 million SQ FT included in Phase 1. Building A offers 533,520 SQ FT of cross-dock capability while building B will offer 466,560 of single-load space. The park will feature 30-36’ clear heights and ample trailer parking spaces. Start date is 1st Quarter 2023.

    Schertz 312 is another industrial park with Titan Development that is a build-to-suit style development with speculative buildings similar to Titan’s first Schertz Industrial Park, Schertz125. True to its name, Schertz 312 is comprised of 312 acres and has its first development, a 200,000 SF speculative building, in final design and permitting stage. Another building is under plat view and will be a build-to-suit project for Titan Development. Schertz312 also has one of the only shovel ready lots in the San Antonio MSA that can accommodate a million-square foot facility.

    Two other notable buildings that are stand-alone are the 307,000 SQ FT Distribution Center on Doerr Lane and the 112,000 SQ FT Distribution Center on FM 3009.The building on Doerr Lane will have 80 dock doors, 2 drive-in bays and 96 trailer parking spaces. Water/Sewer is served by the City of Schertz and electrical service with City Public Service (CPS) is impressive with 480/277 3 Phase, 4 Wire, 2,000-AMP. Completion date is scheduled for 1st Quarter 2023.

    The 112,000 SQ FT is under construction and has FM 3009 frontage with direct access to IH-35. The interior has 32’ clear heigh and features large column spacing with 56’ x 52 and ESFR Sprinkler system. Exterior-wise, the building has a rear-load design and a 60’ speed bay. Additionally, there is an all-concrete truck court trailer parking. Delivery date is expected in Q1 2023.

    For more than 2 years, the industrial market has seen unprecedented growth due to market demand, low interest rates and reshoring of business.
