Executive Summary

Enterprise Industrial Park’s completed Building 4 and Building 6. Together these buildings bring approximately 437,688 newly added square feet. Across from the Enterprise Industrial Park on Lookout Rd. is Tri-County Crossing Park, where Tri-County Crossing Building 3 and 4 were completed at the end of the quarter, bringing an additional 203,402 square feet online..

Schertz’s Industrial Average Asking Price for the quarter is approximately 5.8% lower than last quarter ($5.46 versus $5.78 per square foot per year). Overall, the Average Asking Price is 2.3% lower when compared to the same period last year ($5.46 versus $5.59). This quarter’s Net Absorption of 473K square feet is due to (a) 87,637 square feet of space being occupied in Tri-County Crossing Building 3 on 17750 Lookout Road, (b) approximately 385,986 square feet taken offline at the former GE Oil and Gas Building (1150 Schwab Rd.)
