During the 2020 calendar year, Schertz proved resilient in light of the impacts of the COVID-19 Pandemic. In addition to healthy sales tax receipts, the City saw a diverse range of new real estate products, approximating 270,000 square feet of new commercial and industrial space, including:

  • Nexus Medical’s new facility located on Schertz Parkway (36,450 sf).
  • Casa Mechanical’s new facility (71,255 sf) located on 7770 FM 482.
  • Ryder Truck’s completion of their facility expansion (19,226 sf) on 9993 Doerr Ln.

Newly available and accessible land developments occurred as the City accepted public infrastructure improvements to began annexation proceedings in partnership with Titan Development, opening up 312 acres of fully developable land with industrial-grade utilities.

Overall, the City of Schertz is growing, both in terms of commercial and residential expansion. Our population also continues to increase thanks to Schertz’s high quality of life offerings. Schertz continues to be home to some of the newest commercial, industrial products in the San Antonio region totaling approximately 805,500 square feet,  an industrial vacancy rate of 9.0%, and an average asking rate of  $5.78 NNN.

What Is the Annual Report?

The Annual Report covers the SEDC’s fiscal year (October 1, 2019 to September 30, 2020) and includes details on our: recruitment and retention efforts; data covering city demographics and the business community; summaries of active Projects; an overview of development in Schertz; and the SEDC’s annual financial summary. In short, the Annual Report tells the story of the SEDC over the past year.

Top Ten List

  1. Agreements
    • The SEDC entered into incentive agreements with 3 individual companies/developers to bring new – and expand existing – Primary Job Employers and promote infrastructure improvements.
  2. Job Shadow
    • This year, 404 students from Samuel Clemens and Byron P. Steele III high schools visited 19 different employers in Schertz and Cibolo.
  3. Developments
    • Titan Development with the SEDC completed the first phase of 171 acres this year, installing industrial grade utilities and a new roadway. At the core of this development is a plat of land reserved for a million square foot user.
  4. Residential
    • New residential permits issued during the fiscal year were 11% higher than those issued over the same period last year.
  5. Commercial
    • 279K square feet of new space added to the city this fiscal year.
  6. Roundtables
    • Business Retention & Expansion hosted virtual roundtables bringing together manufacturing, logistics, and human resource professionals.
  7. Outreach
    • Forty growth companies reached out to staff through digital marketing campaigns.
  8. Website
    • Due to the temporary suspension of in-person recruitment events, the SEDC invested in new tools to monitor and market to companies demonstrating growth signals. SchertzEDC.com was used as a valuable tool, for approaching businesses and outreach.
  9. Inquiries
    • Even through the pandemic and shutdowns the SEDC received a total of 87 inquires from prospective developers and companies.
  10. Recruitment
    • The SEDC executed 4 recruitment trips before reallocating funds for travel and recruitment to digital marketing campaigns refining company relocation lead generation, and instituting new technology to manage our company relationships.
